美国WK国际律师事务所（The WK Law Firm） 协助海航集团成功完成纽约中城第三大道850大楼逾四亿美金融资收购项目
2016年3月31日，美国达凯国际律师事务所(The WK Law Firm)协助海航集团(HNA Group)，以$463,000,000的价格从不动产公司Shorenstein手中完成融资收购纽约中城第三大道850大楼的地产项目。该项目由Murray Hill Properties (MHP) 与海航集团共同收购，MHP将作为管理合伙人，在收购完成之后为850大楼持续提供管理服务。海航集团作为主要合伙人，将负责相关资产管理。美国达凯国际律师事务所执行合伙人吴异军律师、高安妮律师出席了850大楼收购项目的交割仪式。
850大楼位于纽约中城第三大道东51大街与东52大街之间，共21层，可提供租赁面积约614,000平方英尺，是一座现代化A级办公写字楼。海航集团在收购之初，也将其美国总部设立在850大楼，其他房客包括著名的美国探索传播公司(Discovery Communication)、第一电台(Radio One) 等。此次收购交易融资金额共$228,000,000，包括由摩根斯坦利(Morgan Stanley)支持的$210,000,000收购贷款、$17,700,000建筑贷款及$465,000项目贷款等。
这是继收购1180 Avenue of Americas大楼、四星級酒店Cassa Hotel之后，我所助力海航集团在纽约市完成收购项目的又一力作。

HNA becomes the “equity owner” of the 21-story building with MHP serving as the “operating partner”. On behalf of WK Law firm, Mr. Allen Wu, the executive Partner, attended the closing ceremony.
The total credit amount is $ 228,000,000 which contains $ 210,000,000 acquisition loan from Morgan Stanley, $17,700,000 construction loan and $ 465,000 project loan.
850 Third Avenue is a 614,000 square-foot, 21 stories, Class A office building located in Midtown Manhattan between 51 street and 52 street. HNA sets up its HNA Capital division’s US headquarters at 850 Third Avenue, joining current tenants like Discovery Communication, Radio One and the City of New York.
This deal is another successful acquisition we provided legal advice for HNA Group following 1180 Avenue of Americas and four-star Cassa Hotel. In addition, HNA Group North American headquarters will settle in there.
